Our Huddersfield office was opened over eight years ago, and is owned and run by Andrew Kay, who has lived in the area for over ten years.

We have fully trained and motivated staff who are experienced in all aspects or property lettings.

Andrew owns and runs the business – he has a degree in Estate Management and has worked in this business for over twelve years. Amanda Leonard is our Senior Lettings Co-ordinator. She has worked in the property rental industry for over 7 years and has subsequently built up a wealth of experience. Sam Turner is a recent Business Studies degree graduate and joined the company as Lettings Administrator in 2012. She has quickly proven to be a very highly valued member of the team.

We always provide free valuations and sound advice on property management.

We will visit your property and assess its rental income based on the property itself, the location and the current market conditions. Together with our wealth of experience and knowledge, we are always on-hand to offer advice on anything from enhancing your property to legal issues.

We aim to match the best tenants to your rental property and carefully follow up all references, credit checks and so on.

We carry out extensive ID and credit checks on all our prospective tenants, obtain references and ensure there is a rent payment guarantor if needed.

We market your property to rent extensively.

Your property will be listed immediately on our new and improved website and on Rightmove.co.uk, PrimeLocation.com, FindaProperty.com and Globrix.com – the market leading property portals. Details will also be displayed prominently in our town centre office, the property will be listed on our regularly updated hand out available in the office and a prominent sign will be erected outside the property (where practical). We also have a database of prospective tenants with specific requirements that we approach when the relevant property comes on the market.

We pay you your property rental payments promptly.

Tenants usually pay their rent by standing order. In other cases all due dates are diarised and prompt action is always taken on late payments. We then pay the rent due to you directly into your bank account, and a detailed statement is sent to you monthly.

We keep you-up-to date on any legislation changes that may
impact you.

The rental sector has been subject to increasing legislation over the last few years and this looks set to continue. We keep ahead of all the legislation and advise and help you as to your obligations as a landlord – from gas safety regulations, EPCs, insurances, mortgage provider consent and tenants deposit protection schemes.
